And Boy have we been killing it in Charleston SC  the last four years.. that market is as strong as any in the country.. so like with all things I think it regional to a pretty big extent and regional within the state.Rural Oregon since the spotted owl and fishing died has been in recession depression status for 20 plus years now... but Portlandia is rockin and we crush it here..

The rental stage is much easier.To lower our stress, we limited our search region, hired a property manager, focused on nice areas with good tenants, did high quality fixes to last longer and lessen repairs, and established a relationship with a lender to simplify the mortgage process.

You'll want to find a local lender, especially for unique property types such as multi-units and commercial. 

Currently, I believe we are in the longest bull market in history, so its a very unique time. 

Trumps slogan in those regions was practically dig baby dig. 

There are a lot of regional banks with assets that they will move.  

Because I feel it’s important to shop local, the lenders I’ve spoken too are either regional or single small town banks and I’ve found in those situations that they are more likely to bend the rules if the argument is worthy.
