You need to spend some time doing due diligence on the following: what will the repairs be (allowing for a 10-20% buffer in the case of unforeseen circumstances)?

We have signed deeds from all the sibling so the purchase can go forward and they can get their share, unfortunately we have not been able to get a signed deed from the grandson, according to my agent because he is underage and second, there are  some custody issues with the step mom.

Unfortunately, there are many other impactful ordinances.  

She is the best agent I've ever known but unfortunately she has relocated to a different region.

If that is manageable under most circumstances go for it. 5 year balloon not ideal, but essentially you are replacing a 2 year balloon (hard money) so you are safer.

If this was a situation that they're breaking their lease because they lost their job or something unfortunate that's one thing to help them out but they're stiffing you and asking you to lie.

I would not rent to her under any circumstances.....no SSN and no credit?
