We have signed deeds from all the sibling so the purchase can go forward and they can get their share, unfortunately we have not been able to get a signed deed from the grandson, according to my agent because he is underage and second, there are  some custody issues with the step mom.

If that is manageable under most circumstances go for it. 5 year balloon not ideal, but essentially you are replacing a 2 year balloon (hard money) so you are safer.
