The buyers really start drying up with a high MSI and you can end up sitting on even nice houses for a long time.If you are a buy and hold investor for rentals we usually save cash or do flips when the MSI is low and when it gets higher we start looking for prices to drop and that is the time to start picking up rental properties for the long term.I have looked at many different indicators, price change, sales volume, etc. but none of them really seem to correlate to performance for a property better than MSI.

I plan to have it re-appraised in March because our market prices have risen 6.2% since then to drop the PMI (I'll post a deal analysis on this property soon).

I found it online and looked up the PIN - Looks like it just had a reassessment and the value was dropped so those taxes are going to be pretty accurate FYIEstimated 2014 Market Value$226,810Estimated 2013 Market Value$247,810

I have been getting feedback and most of it is positive, only one realtor mentioned why their clients didn't move forward; the rest just leave a general five question survey.I dropped the price several thousand over a week ago in hopes of drawing attention, there has been one showing since.

One of our staff spends 20-30 hours aweek, monitering mls,  and doing analysis on potential deal,  writing offers on new ones, price drops, back on market, and everything that is still active, in the strike zone,  that we havent writen on for 21days.

@Anne Wallace - A conventional loan generally will drop the PMI when the LTV reaches 80%.

Not expensive touches but unique, such as an embossed crest in a fireplace mantel or in trim moldings, a brass mail drop in the front door, brick or stone mail boxes, embossed concrete as stone work, house number counter sunk in an exterior beam, these can identify your work and with a good reputation will add value as a more sought after home than the run of the mill comps.

@Mark Beekman To get the edges, you have to mask off the floor and cabinets, and let the polymer overflow and drop off to the floor.
