Hi Victor,I'm not a wholesaler but have been a real estate agent for a long time, so if your question includes what kind of higher education will help you be successful in RE as a profession, my personal opinion is that a college degree is not at all necessary and is actually not likely to teach you much that relates to doing the job well. 

After the market crashed there really seemed to be a HUGE influx of "gurus" teaching how to wholesale with NO MONEY on the interwebs. 

An empty house shouldn't take near that much timeIf you're doing single color, which is what I recommend, buy a Wagner paint stick, learn to use it, then teach a trustworthy guy to use it and pay him $30/hour. 

That will provide some basis, though it won't teach you how to be an investor.There is some non-guru education available which you may find quite useful.

Teach them a lesson. 

All the course is going to teach you is the fundamentals.

There is nothing a Realtor can teach you that is not already online.

I'm watching one from Matt Faircloth, he teaches it in about 20 minutes and I heard the pros can do this in a matter of 4 minutes or so.

I clearly understand the basics (property value = rent / cap rate) but I need more in depth training as I see how each property is actually quite different (location, property type, % vacancy, type of tenant , offer/demand of that type of property etc)... i am looking for a formal training (book , video etc) or to develop a relationship with a local commercial realtor that can teach me in exchange of future potential business.
