I have a chance to get access to a huge amount of deals but dont know the city to well.

I must commend you that you never gave up during this journey, you could have bailed or threw in the towel however you did not, well done.This story is powerful and so very similar to other "brand-new MH investor-stories" told by seasoned SFR investors who turned to MH investments to make profit, with less than happy results. 

Make sure you have towel bars and coat hooks where they are needed (better you hang them then they do). 

There are a lot of areas with double digit annual appreciation over the last several years, including much of GA, and believe it or not we are actually coming out of a bit of a 9 month soft landing with housing and there are some good days ahead again.

With not living in USA I don't know the areas to well and rely on others to help, not always a good thing.

I'm not completely in love with it and have considered parting with it, but the market is still a little soft and it may take a while.

I do this by being a good steward of all funds entrusted with me by providing safe, clean, quiet but affordable housing to well screened tenants and buyers.You will have to change it to fit your personality and speaking patterns of course.

But the paper on those is much like Time Share paper very soft lots of defaults.

In fact I'm at a crossroad right now and it would be so easy for me to throw in the towel.
