@Dax Gurr  I spent a couple days last week driving through neighborhoods in KC on the Mo side.  

As mentioned the first investment is scheduled to close anytime soon (maybe this week) and the purchase is scheduled to close July 31.

Some weeks it is flip heavy and others is sell heavy.

I have been busy for the last few weeks getting everything set up for my license.

It may take a few more weeks but usually someone qualified will come along.  

I just finished new application approval letters that I hope will better meet my needs and I'm going to start trying out honestrenter.com with the units we are closing on next week.

My goals include saving about $10-15k while at home this summer which I'm on track to hit within the next 2 weeks, it's just the initial downpayment that I'm working towards for that first property.

The OP made it sounds like he's there "all the time"....so I agree that there needs to be some definition to that statement..... if the guy is there a couple of nights a week, then let it slide.

When we heard they bought a motorhome the week before we meet with them we kind of used that as leverage.  

If I'm not mistaken I believe there was a meet up in Athens just last week.
