Here in Arizona they're everywhere, in Phoenix we have people we know as "snow birds" they come down here to escape the winter weather from Canada and all over the country, they usually ether own a home here or are looking to rent.In northern Arizona we have cooler weather, sceanic mountain views, and quite simply it's just beautiful.

When we get those that simply make plugs for thier system or arrangement, state over and over thier implied expertise, contrary to the purpose of the forums, working them for an immdeiate benefit, well, I don't care for that.

I would look into your city and state codes, but in my experience when i installed a gas fireplace in my property instead of lining it with a new flue i simply installed a new b vent chimney inside the old brick one, and my water heater also was vented though the old brick as well with a 3" b vent, if you would like to bypass the old chimney all together and cap it (bug prevention) look into new 95% effecent furnaces, they are vented in PVC and can be vented out through side walls, they also make power vent water heaters if you did not want to convert to electric.

In a case like this, should my offer price simply incorporate this projected expense or is there a better way to determine whether or not a drain tile is necessary before making an offer?
