Hi @Raymund Charfauros, back in 2009 I had my desk job as analyst making good salary and crazy bonus cause of the market, in does days buying REOs, I managed to keep some for my self and got tenants in there, by 2013 I had decent equity and prices were higher, so that's when I about triple my rental investments with that equity so I left my banking job and started my own consulting firm and also my investing joint ventures, everybody wanted me to do so I guess I took the risk, its fun I actually what I did ill be happy to share with you, send me PM, Hi Account Closed, Cash flow on a duplex is kind of tricky now, better in SFR or the 3 unit is proven to cash flow better then 2 units, don't ask me why just it does on my financial analysis, area for this maybe ( La Mesa, Vista, City Heights) all depends on price range and how much work or what kind of land lord you want to be feel free to reach out for any questions

It's my understanding that it can't legally be called a bedroom unless there's a closet and a  method of egress (window large enough for an adult to climb through).I'm not any kind of expert by far so take this with a grain of salt, but could you market it as "2 bedroom with a bonus room/office"?

Other than the occasional slow down, it should be fine, and although it's good to be thinking about where we are in the cycle, you rarely lose when you buy for cash flow, and consider appreciation a bonus.
