Account Closed seems like a lot to do and I am assuming you will need someone to feed coal to the system, I wouldn't recommend allowing tenants to do that so likely your self or hire an experienced person.Are the units you are seeing natural gas?

., one big issue is that using your model of "flipping" you will not be able to use the 1031 exchange so you need to put ordinary income tax + Self employment etc into your proformas to make sure you can still get the return you want.1031 exchanges are for property that has been held for "productive use in business trade or investment".

Using Vancouver as a data point to justify Toronto'a comparatively calm market is self rationalization.Yes, the divergence of real estate prices to the underlaying economy may continue for a few more years and, if folks are fortunate, it will gear down slowly on its own with only a small retrenchment in prices.
