It seems you can't just do partial from your self directed, and then partial from my llc property business.

Even if it seems financially attractive, factors like the property's location and condition will impact on the level of challenges and the frequency you will experience. 

They try to make it seem like it's more complicated than it actually is. 

Could it be they have too many "students" or are they simply using "shills" and "influencers" to make them seem larger than they are thus attracting more people to give them their hard earned money.

I have used tons different CRMS, lead gen, deal anaylzing software and they all seem more or less the same to me...prop stream, deal check, rei simpli, podio, etc. etc.

A property in Allentown, may seem convenient in location, be really close to promising comps, and have good valuations, but only a local expert or someone from the Pittsburgh Area would know that you probably have the market area too wide.

They're legitimate factors and expenses that must be included in any NOI calculation.Unless you're a sell side agent and want to play with the numbers to make it seem like the property cash flows when it really doesn't.
