If you are going to give up all control and invest in RE remotely, though, then you should just buy a REIT and be done with it, at least then you'll be diversified, with a security with fully audited financial history, world class management, and scale.

The $275/ft ARV comes from similar sold homes in the neighborhood, within the last 6 months, under 1000 sqft with no special features like garage, pool, large patio, etc.

I was able to do it all remotely.

Craiglist's map feature is decent - though those are often outdated or inaccurate for one reason or another.
