Sean Gallagher Cost seg / accelerated depreciation to offset W2 - thoughts
19 June 2024 | 14 replies
A cost segregation will not classify the whole building as 5 year.It will classify some as 39 year, 15 year, 7 year, 5 year and 0 year. The items classified as 15, 7 and 5 year will be eligible for bonus depreciation.Since bonus depreciation is currently 60% for 2024, you will still be depreciation some of the remaining depreciable assets over the next 15, 7 and 5 years.A majority of the building will still be classified as 39 years which still gives you a good amount of depreciation into the future.

I'll address your second paragraph with where you are talking about a 10+ unit building. 20% has historically been a minimum down payment (I'm saying minimum...it might be more down from lender to lender) on commercial property.

talk to the dept of health first (records requirements etc), establish what upgrades/maintenance required, line up a reliable repair/handyman/type person, consult lawyer, and then make your offer, see if you can buy the land it's on via lot line adjustment (ideal scenario). a lot to be aware of, such as system upgrades or county code changes bringing in the requirement to add metered connections to an older small system, for just one example.Otherwise- owner doesn't want to manage, I doubt you really do either but could be wrong.

The fact that a lot of this data is now estimated has a lot of market experts calling into question whether this data is reliable—and provides an opening for entrepreneurial people and companies to look for other ways to measure the data.Fed meetings, minutes, and media interactionsWhile Federal Reserve meetings are when specific rate changes (or no changes) are announced, by the time the actual announcement happens, markets and rates rarely change too much since the move is generally predicted and priced in.

., like @John Underwood said, Houfy can provide you with everything you need for a stand alone site but I don't believe that it allows you to have your own links like a .com address. If you want that, then you can figure out an address for your site and look at Wordpress as a way to build it up.

Alejandro Monroy Reyes Looking to invest in real state in Houston suburbs (Katy, Sugar Land)

My parents live in the Katy neighborhood. It is very safe and from what I understand, has a good school system.A lot of the homes are 'newer builds' since it is still a relatively new neighborhood. You are also in downtown houston in about 30 minutes during non-rush hour times using the I-10 highway.I don't think you can get the 1% rule anymore in the area but close to it.Since the homes are newerish, hopefully the property won't have too much renovation / repair costs.Best of luck
