Is your goal long term cash flow or quick cash?

At my minimum values those had better be light rehabs that I believe I can turn quickly. 

You may want to consider getting at least some tenants as quickly as possible so you don't get buried in rehab costs and carrying costs simultaneously. 

The selling agent was quick and forthcoming with a previously completed home inspection from just 13 days prior.

However if you practice ethically, the obligated fiduciary responsibilities differentiates you from the mountain of wholesalers that may be looking to make a quick buck.The demand for wholesalers has risen due the investors' need for quality deals and their inability to get boots on the ground to find them.

Second i would get a new lease signed and ensure if tenant does not pay that you move quickly. 

An opportunity to put real capital to work SAFELY and for a GREAT return.

That enables you to line up contractors and hit it quickly.

I wouldn't mind this if it is rather quick, as in 3-4 months.
