I've never found a do-it-yourself method as accurate as getting a realtor to pull comps.I've only gotten an appraisal (if I'm buying it myself and not wholesaling) if the house was rural, in some city I'm not familiar with, or is somehow harder to comp than usual, and in this case it is totally worth it.

The list goes on and on and may include: landscaping, exterior lighting, mailbox, patio/deck, air conditioning (although it probably has it considering your area), etc.Also consider the quality of the home.

If so, Domin8 (Tenant Pro Owners) will blame it on PSN and so on.It's pretty expensive but it's reliable and the closest I've seen to something that resembles high quality mgmt software.
