Keeping active all day long in the field would keep me awake.Now that I have a well established business (Insurance), behind a desk, I find I can get away with 5-6 hours a night for a day or 2, then I can tell I don't think/function as clearly by the 3rd/4th day.Ideally I like to just wake up naturally, which is usually 7-8 hours of sleep

Assuming rents are market and not inflated with no waiving of security deposit or first months free then net without immediate capex might be somewhere around 145,827.That would be around an 7 cap for a C property if you are evaluating properly and it's not really a D at 2,100,000.

Anyone have any experience with something similar is welcome to share, or just any thoughts in general are welcome.If you want to avoid the hold up I would close on the properly titled property with the title insurance and buy the separate lot in a different transaction.
