This may be too obvious of a question, but when you say "escrow account" is it actually an account your bank offers for escrow related funds or is it simply a savings or checking account that you've created solely for that purpose?

As a first investment, you'll be making it more difficult on yourself by investing in a area you don't know, looking to rehab it yourself, investing for the sole purpose of it being a "lower price point",...I can come up with more reasons.

If the broker Is selling thru own house and using a different firm to list...then it's up to them...Also some brokers will still take a commission so it can listed on the HUD statement and or for tax planning purposes So again, it's all depends.
