You will get a higher return on your money in lower grade properties that usually come with higher turnover, higher hassle factor, which is higher risk that you will not get paid and your property gets trashed.

I thought maybe going through and looking at kitchens and bathrooms and seeing if I could get an idea of good materials vs. middle of the road and low grade.

How is the grading and gutters?

Underground power lines should be buried in Schedule 40 PVC pipe, at the minimum depth required (18” here, or 24” bare), never just running along the ground, there should never be bare wire exposed and anything above grade needs to be run overhead or in Schedule 80 (usually just used for the short length where the line comes out of the ground and goes to the main service panel/ meter). 

Corporate investment grade tenants tend to take the longest to make a decision.
