I painted, installed laminate, tiles, fixtures, plumbing etc...I have no pets and don't smoke.

They will also spread ash, sand, gravel on the driveway if it starts gettting icy.Our cleaner will put pet-safe ice melt on the steps and walkways after each cleaning and we leave some at the door for guests to use also.Mike

They've tracked over 100,000 rentals over the last 18 months and discovered that pet-friendly properties don't rent any faster than no-pet properties.

I charge a $250 pet deposit and $25 "pet rent" per pet per month.

They won't have the ability or time to hide most pets.....or their signs, like odors and damage.....

Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

I agree a normal home is not an 'asset' that puts $ in your pocket, but something has to be said for owning your own home and not needing permission from your LL to modify your home or have a pet!  

It's a great way to keep on top of maintenance concerns, tenants who break the rules (eg. no-pets clauses), and more.

:) On this property I do have a partner but we had already discussed ahead of time, no painting, no smokers, no pets.

That's my #1 pet peeve on houses with front loading garage doors, when people leave them white or paint them the accent color.
