You can set it up in a way that perfectly suits the way your business is set up.

The Realtor of course would be happy to find an all-cash buyer, so they could help their Seller get away with that.Lenders are wise to not give Borrowers more money for non-approved conversions.Buyers are also wise to not pay extra for the same (but why not - offer LESS instead?)

If you're looking for somewhere to network, learn, or just get away from home for few hours (I know I can't be the only one!)

Not sure how it compares to your area, but it can't be much less dense than what's considered rural for Oregon... so your point might well apply perfectly here.

Remember though, I am not an attorney or a CPA so the best way to get the perfect answer is by talking to one of them!  

In a perfect world, appreciation or immediate equity value add at purchase along with cashflow is the best combination, but this market makes it difficult to find these elusive properties... condos dont appreciate nearly as much at SFRs do... that being said, I found 3 condos in DC area that I bought under value at purchase and they cashflow and have appreciated... good luck
