Public non-profit companies are exempt from the law as well (but not private foundations).The licensing and registration under this code section is the CA Attorney General's office - not an entity that takes violations lightly.Also, if you read the Foreclosure Consultant law mentioned by Quinn closely you will notice that it requires a bond equal to 2 times the value of the borrower's home.

Look at what its going to cost you to get rid of this place when you graduate.Do realize that if you bump your credit card from $1K to $5K (if the bank will actually do that), the morgage lender will notice, and may back out at the last minute.

In some states, it is against the law to collect more than a couple month's rent, so you have to check into that.I automatically turn down any applicant who wants to pay a year in advance.For an existing tenant who has been a good tenant, I would take the money, put it into escrow and pay myself month by month as it came due.Tentant would still be on a month to month agreement and if I wanted him out, I'd give 30 day notice and refund the balance of the rent.An exception: If I rented to college students, they sometimes pay the entire semester's rent out of their grant money.

I don't know why, but perhaps with English being my second language, and having to try to learn it the best I can, I take particular notice and offense in this area as well.
