After looking on Zillow, Trulia and other sites the Virginia Beach and Norfolk area has plenty of multi family homes I can start with.

A small scale owner may have kept track of things is a log book ( It always amazes me how people work this way but you can't argue with success ) and simply does not have any 'records' or documentation (other then schedule 'E') to show.

I think for me in my investing, either going the Multi-Family Rentals or Flipping or BRRR, still trying to decide.
