Really depends a lot on the quality of person the seller is, but its not like you have a credit app and background check to work off of, but if you've got some money and a written agreement its not anything I'd lose sleep over.

Cause I can guarantee you that this renter who needs money for the daughter's new glasses will still be paying the cable bill (with HBO, movie channel set, etc), will still be buying games for the Wii, will still be down-loading and paying for songs and apps, will still be buying beer and cigs, etc, etc.

I own a rental property in Mobile AL for over 10 years now and the property insurance have been going up every year on it.

I collect the fees in person when they give me their app, or online via Intuit's Payment Network.I get many people who whine about the $30 application fee, but my feeling is that if they probably aren't ideal tenants for me anyways.
