Where I'm at in Texas my local bank does notes for 15% down payment and I can use the 15% down for rehab process as long as it meets certain criteria.

This is a great group that meets in Fairfax City each month.

I don't know about you but I am finding difficult to find events or meet up that happen on a regular basis to meet new people, share stories, experience and create strong business connections.  

May be done all the time, but not meeting code means not meeting code so not sure how you'd get it permitted.

Don't tell anyone that I told you, but...just wait until the Casinos are approved in the 6 sites scheduled for development.

Therefore, many of the sellers I work with do not meet my criteria.

During the prime season, HVAC companies staff up to meet the need.  

Best I can tell you is to go to meet ups and network in BP to find out who may be in a position to lend.
