OF COURSE i would of loved to sub it out but i didnt have that option as im low income. plus, things like outlets in richmond va, electricians charge $35 a pc. i taught my 14yr old son how to do them because its so easy and it only cost $1.26 with tax.   

In this past few weeks I was able to build a basic website, but as semester progresses I believe that I can get it to advanced level if I put some time on building it.My question is, is it crucial to have a website as real estate investor or social media would be enough?

There are several contractors there plus a lot of investors with potential references (met a great foundation guy there)we went to construction material stores (like grossman's outlet) where contractors left business cards and called them all after writing a screening script (found one GC that we'd definitely like to work with in the future)registered to Angie's list to try to find more informationfound another GC using the website thumbtack that we are considering for our first projectposted on BP but didn't work out :(We haven't tried yet going to the home depot at 6 am at the pro-desk to randomly ask contractors but that's on our to-do list if we ever need more contractors.Still looking for our first deal.

Check social media and other online Yelp-type of review websites.  

Perhaps choose three companies that meet your budget that have a great reputation with all three mentioned outlets and go from there.

Of course media is trying to tell Sellers to be patient and hold on, but these figures are just saying to me "little upside, huge downside".
