Get the current owner to put a lease in place and give you a copy before you close.Otherwise you might get stuck returning a giant deposit you don't know about...or the tenant conveniently finds the lease that is now for 2 years at a super low rate.No lease does not interest me at all.

Q2 Calculation seems fine to me at a quick glance--- except typically the mortgage payment expense would be included assuming you are refinancing (this would drop down your cashflow).
