I've read "The Book on Rental Property Investing" and "The Wall Street Journal Complete Guide to Real Estate Investing", and listened to the first dozen BP Podcasts. 

I have been doing my research, reading blogs, listening to podcasts, reading books, but I feel like it's not enough.

They all want to see the property and I am getting to listen a lot of drama and sob stories.

I was listening to one of he podcasts and thought what if you gave the tenant $500 and hired movers.

I always asked him to out the other person shoes on for just minute.

@Mindy Jensen I wish I would have listened to your advice about doing the rehab with roommates, especially with setting proper expectations.

I got approved for another loan yesterday.I read about and listen to podcast from other investors the buy then refinance to cash out to purchase another property?
