Id first write down what your goals are and how much time you realistically have to spend on REI (ie if you work a full time job/have a family/etc flipping or STRs may be tougher than renting a LTR).

I would also suggest getting several contractors to bid the job. 

Be able to answer questions regarding average price points, rental rates, new developments, local policy change, population density, job/business allocation or relocation, etc.

Just make sure you hire a qualified and competent contractor as glazing jobs can look bad if not done right. 

That would be a good realtor that knows a lender and a contractor . your local facebook groups are a nice place to start and attend some networking events
