I met a broker during a networking break at a REIA meeting, took her out to lunch to chat about investing, then kept in touch with her thereafter.

"Chat it up" with as many seasoned real estate investors at these meetings and "pick their brains", make friends, tell your story, make some friends and maybe spend a day or two each month "in the field" with an experienced real estate investor!
