Deposit shall be held by assignor until closing.NOW WHAT I NEED TO FIGURE OUT IS WHO IS THE CONTRACTOR AND WHO IS THE CONTRACTEE...I WAS GUESSING THAT THE CONTRACTOR WOULD BE MYSELF AND THE CONTRACTEE WOULD BE MY MOTIVATED SELLER BUT THEN IT LOOKS LIKE IT COULD BE FOR MY END BUYER.

I want to implement the same strategy with a motivated seller but reluctant to have the sellers continue their responsibility for major maintenance concerns (a technique many investors use in their contracts).

Most tenants assume 1-months rent for Sec Dep is a given, so some don't even mind losing it; But if 2-months is the limit, that may be enough to motivate a tenant to care more than usual.And finally, become (somewhat) comfortable with the possibility the property will be used or abused at some point.

I guess it depends on how competitive your market is, but a higher EM will be a positive influence on getting the offer accepted.

This time I plan to use the knowledge I've gained to get out here and try to lock down my 1st deal.I'm still working on a few details and I still have questions but I'm giving my self a three week deadline starting tomorrow to at least send yellow letters or postcards to potential motivated sellers to possibly get my first deal.If anyone has any advice it would be greatly appreciated and I hope to connect with many of the investors in my area in the near future.
