@SCOTT WALKER I love land, but I deal specifically with improved lots in established subdivisions and I have tried to stay away from your kind of land (see my interview - podcast #41).

And say you get a nice bonus from work, and you want to apply it to paying off the loans...you can put that into the spreadsheet and it will auto-change the pay-off dates.

Ideally I wish I could just have the tenants send a check to the bank and have it deposited, but i don't think I could trust that so things like deposit cards and online services would be the logical next step.

Price to rent ratios are also less than ideal.
