And say you get a nice bonus from work, and you want to apply it to paying off the loans...you can put that into the spreadsheet and it will auto-change the pay-off dates.

Ideally I wish I could just have the tenants send a check to the bank and have it deposited, but i don't think I could trust that so things like deposit cards and online services would be the logical next step.

With the overall approach I take, ideally, I want my tenant's guests/friends/relatives commenting to them on how much nicer the property is than their own rental, let me know if a unit comes open, etc..
