I am on the networking hunting attending different REI groups and sub groups and have ran a across a few but no solid ones so far.  

Can anyone give me advice on how to figure out cashflow for rental properties.A lot of detail but simplicity would be best, Im gearing up to purchase my first multi-family home.I am already approved for the loan and have been house hunting for quiet some time now.So I would really appreciate the help, thanks!

I love the hunt of finding a good property.

Although I fully recognize this strain and can empathize 100%, I denied this request as I am aware of quite a bit of damage and unauthorized modifications that will require that security deposit to repair.I have tried to contact them to see how the new-house-hunting was coming along and mostly to get a good sense that they will in fact be moving out on or before 6/30.

Placer county is a great place in many ways but you have to hunt for real estate deals.
