Fix the plumbing leak and get some fans running to dry it out and make it habitable for the incoming tenants is about the best I could do until I got someone out to fix it.Hard to understand how anyone is in this business without at least some basic handyman skills or mild construction experience.

A strategy to maximize your dollar is to make improvements necessary to make the place habitable and rentable, place a for rent sign (this is the day placed in service), then get a tenant in there and continue to make your repairs as they will now be deductible rather than required to be capitalized.
