I was looking at these areas as well as they were cheaper than buying in Rockville and also appeared to have some decent homes.If getting the ADU would be tough in general and renting by the unit in those areas would also be challenging I may need to rethink my strategy.I am doing this as a first time MD homebuyer and looking at my options to rent a portion of the home.

You mentioned timing being one you may have less of in the future, and that's a big reason investors will turn their property over to a professional PM.

Finding private money lenders out side of that takes time as you need to build your relationship with them so that they know, like and trust you AND they know you have experience in real estate.

BTW, now a majority of our clients are not capital allocators but sponsors doing their own deals as they like the investor experience and significant savings vs doing one syndication at a time.
