If you wanted to get her assets/credit up you could add her to the title/loan post closing.

How can I make sure I dont get screwed over by the insurance company? 

Unfortunately, "traffic and popularity" don't translate well into cash flow and cash-on-cash return.Don't get so caught up in the excitement of "doing" a deal that you miss actually "getting" a good deal. 

I am surprised how concerned people are getting over mostly driving violations. 

Couple months later I get a letter from an attorney saying he is suing me due to my negligence.
