I recommend you just change the classification from commercial to a residential category.

These function much like conventional loans but with different qualification criteria and similar closing costs.Hope that helps.

As @Christian Stoecklein mentioned, this is purely a function of effective taxes rates in the present vs projected tax rates at withdrawal.If your effective tax rate at withdrawal is projected to be lower than your current effective tax rate, pre-tax accounts generally make more sense.If your effective tax rate is projected to be higher, after-tax (Roth) accounts generally make more sense.Most individuals, especially the middle class and high-earners, tend to fall into the former bucket.
