I would ask Seller to1) Replace/Repair desired items (list)oryou will inherit and deal with these issues and now will ask for $$$2) Seller will credit Buyer at closing $XXX amount for home repairs(if using a lendor, ask them the max. amount or % that they will allow a Seller to credit a Buyer as this may affect the loan)I would also attach a copy of the Home Inspection Report for the Seller to review so they know the request is legit.Best of Luck!
Justin Case First Tenants moving out - Keeping most of the deposit & nervous about it

My first tenants are moving out and I am keeping all but $65 of the $1300 deposit.I itemized everything per LT law and sent a letter with original receipts.They are arguing already it was not received by today the 14th but it was post marked prior to the 14th.I have a copy of the state Landlord/tenant laws and it says it can be mailed before the 14th.

Include a copy of a personal check if they request.Its possible you'll hear back from the listing agent later asking if you want to make another offer.

The W-9 you can give it to them and have them fill it out or ask them to give you a completed copy since it as a standardized form.

Sometimes they will want to see a copy of a personal check, but if they accept your offer, they will want a certified check.From this and your other post it sounds like you're trying to wholesale REOs, but don't have the EM to tie the properties up.
