Our tenants on the 1st floor have recently reported issues, among them lots of heavy dust in their apartment even though the windows are closed; and hearing mice / rats behind the walls. 

It was only a one bedroom so it wasn't a big space.

The first thing I look for is usually how many bedrooms can I get out of the space.

(Note: There is no basement so no option to add space that way). 

The room has brick flooring and stone walls.

For example specified by region and sun exposure so paint colors are relevant to the space.

.- Built two walls/doors separating first floor from second floor and installed a washer/dryer in one of the third floor bedrooms during renovations. - Roommate rents out bottom floor while I live on the top two floors.- The ROI on house hack reno is 100% (will recoup all costs within the first year)- Concerned that this semi-split set up  may not be very appealing to future renters once I move out in 5-6yrs and rent it out- It looks fine cosmetically but closing off these levels makes the house feel somewhat less open.- Located in suburban area.Tearing down two walls and removing the upstairs w/d would not be very expensive so if it would be worth it to do this prior to moving out, it is something I would consider.

Floors all need replaced, as well as the kitchen and baths.other cosmetic repairs as well.

It has about 1000 sqft above ground space and a full unfinished basement with the same sqft.

@Anand Narayanan  I'm a small time NPN investor, in my experience finding good notes to buy is one of the biggest challenges in this space.
