So before you get your license, interview around and make sure that the agency fits what you want.

This last property manager was a terrible fit.

I believe you are confused.....the strategy you are talking about is some version of Velocity Banking (which is some made up name for it by the Renatus group) and it involves getting a heloc on a property you already own, in addition to your first mtg..  

@George EvansIts really important to learn the basic rules of investing with a self directed IRA before getting involved.

Otherwise, if they are not much informed on the strategies involved with creative real estate investing, why bother?

I have received so much free education from peers involved in RE investing and though my practical experience is limited would like to start passing as much knowledge as I can.

Im open to a generous % split as long as there's a good chance of fit and long-term relationship.
