It should also be noted that window heat/air units may not fit into the electrical demands of some homes and this must be checked in advance.For those who are into trivia, there are some mobile home models that are heated with a wood-burning fireplace, and others that are heated with fuel oil, but these are relatively rare and --potentially -- dangerous from both safety and environmental reasons.

If it is a hot area, you could even potentially pre-sell the house and build to suite (though there are some dangers associated with this, it does reduce your risk and allows you to capitalize on the current market - I think you said it was a hot area).

The general consensus that you don't need an LLC early on is because there are fewer assets to protect from a liability standpoint.

Hi @Ben Wagner,When it comes to structuring larger portfolios, this is the direction I generally lean (some investors have specific needs that can adjust my recommendations.)House your buy-and-holds in separate Series LLC(s) from your fix-and-flips, as they are different asset classes and this helps avoid intermingling them - both have their dangers/liabilities, so it's best to separate them from a legal standpoint.
