Make sure your return address is on the envelope.What happens is, if there is a forwarding address on file, it will be put onto the envelope with one of those yellow stickers, and it will be sent back to your return address.

I would also say that you want to at least run a background check on him to make sure you know what kind of person you are encountering when you go into that unit.Once all of the eviction ban stuff blows over you can look into not renewing or getting them out based on breach of contract (smoking, etc).

I don't know the entirety of the situation but I have encountered scenarios like this hundreds of times, where it was tenants fault, I held them accountable.. that's my two cents / food for thought :)
