Don’t forget Special Assessment fees, these are payments the homeowners' association (HOA) collects from owners to cover expenses the HOA is responsible for, but that aren't covered in the regular monthly fees.You encounter one these and all you’ll be in the red for awhile.

Make sure your return address is on the envelope.What happens is, if there is a forwarding address on file, it will be put onto the envelope with one of those yellow stickers, and it will be sent back to your return address.

I would also say that you want to at least run a background check on him to make sure you know what kind of person you are encountering when you go into that unit.Once all of the eviction ban stuff blows over you can look into not renewing or getting them out based on breach of contract (smoking, etc).

When the buyer is moving out of their primary and use FHA to buy, then you'll encounter the 100 mile FHA rule in which the buyer will need to qualify for both mortgages with out use of rental income.
