So I end up eating the cost of Appraisal, bank costs and title examination of about $650. 

Resign yourself to the fact that taxes are going to eat up a piece of your income, look for all the legal ways to deduct your expenses and depreciation and of course Vote so that you can hopefully help get policies in place you support.

It does me not help except to eat through my cash-flow :)

The first option is so paperwork for existing tenants is kept to a minimum and processed quickly, the second is so landlords don't just eat a few months of lower rents and then jack up rates to take advantage of the tenant not having money to move, and placing the family well above the 40% of income on housing cap the PHA uses at move-in. 

If you run into an extended vacancy with major repairs you may find yourself with an alligator--a property you have to feed before it eats you.

I remember hearing SportsCenter ( I think) doing an interview with him and he was saying how regimented he is in his workouts, his eating, his habits, etc.  

The herd eventually eats all the grass on one side of the pasture only to run to other other where there are fewer and more grass.
