Hey everyone,I have a duplex in Killeen right now.

So I bought a duplex about a year ago using the VA home loan and doing the whole house hack thing and its going well.

I sold the first house I bought and moved to a duplex where I am currently living and I close on a 2bed 1bath house on Friday that I will rehab this month. this is the beginning of my Realestate journey and now I can honestly say that I am a Realestate investor!

I have $10k and want to purchase a condo and or townhome.

I have a SFR that I want to convert to 3 or four rental units, I am confused by the IRC, definitions on duplex and townhomes, has anybody converted a big house into more than two units before, two stories, what is the big deal.mainly because of the commercial rezoning requirements and fire coder requirements (sprinkler systems) on new construction

Here is a little bonus story about a restraining order that I think you'll all find interesting.We had a tenant in one unit of a duplex assault a tenant in the other unit.

I apologize up front if this post is disorganized, but I'm sure there are other people who are or have been in my shoes and can offer guidance.About me: mid-30s, high-paying day job, telecommute and somewhat flexible hours, married with kids, own a duplex in Los Angeles county. 

We effectively turned our single family home into a duplex.

As such, in an effort to satisfy my own curiosity, is it ridiculous for me to consider cross-collateralizing two vehicles to secure a loan and get started with a house-hackable duplex or other small investment property?

I think investors overpaid...some bought from seminars local realtors would take to California to sell brand new golf course community homes or old apartments in excellent school areas “renovated” into condos and sold for more than the single family 3-2-2s down the street.
