I asked my contractor what he would do as he is also a landlord, but I see his advice as not completely objective as he is spending someone else's money by creating work for himself.I called one of the big PMs in the area and asked her if she would be willing to avail her skill set, and she gave us a price of $500 for the 3 units.

I get a kick out of some of these guys mailing their clients a thesaurus trying to overcome every objection in the universe.

Make sure you get them to fill out a w-9 form so you have the right info for the 1099 and also keep that info very safe as now you will have their ssn# and if you cause that info to leak you could get in legal trouble...I would print and put in fireproof safe or only have 1-2 physical copies in safes, or if digital keep only in a secure/insured space like docusign or echosign.
