Look into getting an FHA loan, talk to a lender and see what you might be missing to qualify.. might need a little more income or more credit, a good lender will point you in the right direction if you couldn't immediately qualify that is. 

I don't have excellent credit, but do have good credit -- 680-690.

He'll probably need some local banks or credit unions on this one or be able to BRRRR it using his own cash or private money.

I did end up getting a commercial LOC from Kemba financial credit union but it was a lot of work to get it.

Hello,Just purchased my first small 6 unit apartment in Ohio, I have 1 vacant unit that I am looking to start showing but I read at somewhere there is a limit to the amount you can charge a tenant on an application fee for background and credit check that is set by the state.

If you think it's a good idea for someone just starting like me, what are the best tips you can give me on finding motivated sellers and buyers? 

Right now my goal is to purchase one property per year, and would prefer to begin my search in Georgia.Any tips about good markets/neighborhoods to look into are most appreciated.
