New investor from Jacksonville, FL looking for advice

Hello! My name is Meagan and I'm a 22 year old female interested in pursuing real estate investing. My grandpa rented out about 15 properties, and when he and my grandma died, they left my brother and me a duplex at the beach. My brother wanted to sell it, but I decided to start an S corporation and rent out both sides so we could supplement our incomes. The duplex is not currently in our control right now (trustee is living in it), but it will be very soon and I want to be ready. 

I currently don't make much money, but I've been motivated to get this business off the ground and start gaining real estate experience. I was thinking about starting off with contract assignment wholesale, as I did some research and decided it's in my budget. 

What do you think? If you think it's a good idea for someone just starting like me, what are the best tips you can give me on finding motivated sellers and buyers? 

Also, I've been hearing a lot about "good debt" and mortgages and everything and I'm a bit afraid of any of that because I already have student loans to pay off... Any information to ease my mind on that would also be helpful.
