I am looking at a Duplex, am wondering if I could live out of one side as my primary residence for a year, and Airbnb out the other side during my first year... and then after my first year, regularly rent out my side, or Airbnb both sides... does anyone know the rules to this?

Even if you create a non-CA LLC, if you are managing the business from California, you will likely be deemed to be "doing business" in California and therefore likely subject to CA taxes.
