Remember banks look at it from a net proceed standpoint so they factor in the net after the closing costs are factored in. 

Get all of your questions answered and proceed or punt.

Any taxes, if due, would be on your total investment, purchase and rehab, subtracted from net sales proceeds.

Has anyone here ever had their LLC challenged in court?

I have tried to file in Small claims court but the SOONEST court date they can give me is MAY 2016, and I feel they will not take this court date so far away seriously and I new to recover some funds so I can complete this project and move on.

Also, once you pull up the floor, you see the plumbing, frame, tie-downs, etc... which can uncover a whole new list of problems.I would LOVE to get back into the MH business, flipping homes, but I have enough Florida Park knowledge to know that a deal too good to be real is just that (see line 1 of my post).Feel free to shoot me a PM with the park and I may be able to provide you with some additional ammo if you decide to proceed. 

You'd have the same avenues as American's have, which is the court system.
