I am not sure the exact process in Michigan, but I would not use the property management company to file the eviction.

Understand the fees involved and calculate the total cost for an entire year of management so you can compare the different managers.

Do you have a "secret sauce" to get them to pay something different than what their calculators approve?  

No different than with a homebuyer who has a pre-approval and still ends up not getting funding.

So any damage to your unit is YOUR / your insurance company's responsibility.

I'm guessing in general a little better schools, different workforce, and less crime. 

I did contact the utility company and they suggested to give them a call during business hours and have the utilities disconnected since I no longer own the property.

I never would have thought prices would increase as much as they have, but I'm happy I bought when I did even if not all of them cash flowed.I also have properties in two very different markets. 

If the property is transferred to a new LLC, it might be seen as a different taxpayer, which could potentially disqualify the exchange.
