Gift of equity, when selling to a relative, can be used in lieu of a down payment.HOWEVER, conventional lenders do not wat to be an interim lender and thus the intend would be to occupy the home.PM me for gift of equity idea if interested.

This does not happen all the time and there should be an appraisal contingency in the AOS. deals fall apart its real estate.

Most of the 2-4 units in the area are older homes (think 1960 or older), however they provide great opportunities in terms of getting a 3% 30 year loan on a property that can be an investment after you move out after one year
