EM checks are made out to and held by the title co or closing attorney, not the seller.Inspection timelines vary, but I try for 5-7 days depending whether I'm ordering a pro or conducting myself.

You can get a non owner occupant coborrower on an FHA loan and I believe it is even more liberal with who can co borrow with you on a conventional loan.
